Our vision
Across Northamptonshire, economic growth and rising demand for employment space mean there is increasing need for modern, high-quality industrial and logistics facilities.
The former Coca-Cola site at Brackmills is a previously developed industrial site that the council has identified as suitable for employment uses such as industrial and logistics development. We are proposing a comprehensive redevelopment to deliver up to 118,500 sqm of new industrial and logistics floorspace, supporting jobs and long-term economic growth in an established employment area.
This is an opportunity to regenerate a vacant industrial site and deliver investment, employment and environmental improvements in a sustainable way.

The site
Site location
The site extends to approximately 20 hectares within the established Brackmills Industrial Estate. It is accessed via the existing road connection to the Gowerton Road roundabout and benefits from strong connections to the A45, A428 and M1, making it well suited for logistics and employment uses.
The site is well screened by surrounding industrial buildings, and the nearest homes are approximately 0.5km away.
Habitats for wildlife
Delivering biodiversity net gain
Around half of the site is currently unmanaged grassland that has been left to overgrow for many years and offers limited ecological value in its current state.
Under national Biodiversity Net Gain (BNG) requirements in the Environment Act 2021, the development will deliver at least a 10% increase in biodiversity compared to existing conditions.
Working closely with the West Northamptonshire Council ecologist, a strategy has been agreed to achieve this. Most of the biodiversity gain will be delivered locally through the creation of new habitats at a dedicated habitat bank, with the remainder provided on-site through landscaping and ecological enhancements.
Overall, the proposals will deliver a measurable improvement in biodiversity, creating higher-quality habitats for wildlife in the long term.

Logistics is about more than delivering goods. It plays an important role in everyday life, helping ensure that supermarkets are stocked, online orders reach people’s homes, and businesses receive the supplies they need to operate.
It is also a vital part of the UK’s infrastructure, supporting essential services such as hospitals, schools and defence facilities.
Well-located industrial and logistics space is therefore essential to support businesses, strengthen supply chains and keep the economy moving.

A range of job roles
Creating more opportunities for local people
Our proposals aim to support a wide range of job opportunities for local people during both construction and operation.
During the approximately 18-month construction programme, the project would support jobs across the construction sector and associated supply chains.
Once the development is occupied, it will also support around 1,600 jobs across a range of roles within the industrial and logistics sector, including:
- Warehouse and logistics roles, including operatives responsible for receiving, storing, and dispatching goods.
- Engineering and technical roles supporting automated equipment and modern logistics systems.
- Office-based roles in areas such as administration, customer support and operations.
- Supervisory and management roles overseeing day-to-day operations.
- Class 1 and Class 2 HGV drivers responsible for transporting goods across the region and beyond.

Training and support
Developing an Employment and Skills Plan
Modern logistics is also changing rapidly. Facilities such as these increasingly rely on advanced technology and automation, creating opportunities for skilled technical and engineering roles alongside operational jobs. This means the sector can provide long-term career opportunities across a range of skills and experience levels.
As part of the proposals, an Employment and Skills Plan will also be developed in partnership with the council. This will help ensure local people can benefit from the opportunities created by the scheme, including through apprenticeships, training opportunities, and promoting local job vacancies during both construction and operation.

- Increased spending with local businesses and suppliers during construction and operation.
- New job opportunities within one of the region’s most established employment areas.
- Business rates revenue for West Northamptonshire Council, helping to fund important local services such as education, social care and community facilities.
